Stonebrook Homeowners Association Meeting Minutes 6-11-01

Attendees:  Jeff Kurle, Joel Chaplin, Teri Johnson, Mike Sullivan, Pat Robinson, and Rick Dennison

Next Meeting:  7/9/01

 

** Treasurer’s report.  We have $28,992 in the bank.  Suggestion was made by Pat to revise treasurer report to add information to show where we are forecast to be at the end of the year, based on current projects we have in the hopper.  Pat will contact Mark to add this information.

 

Need to call the water company to turn water back on for the islands.  Action assigned to Mark O.

 

** Landscape Committee

Received more bids for work on 47th.   One contractor from last year will honor last year’s bid, but wants to start immediately.  Gave the go ahead to proceed as soon as possible!

 

Rich Dustman has been working on getting in contact with someone at the city to discuss what we will and will not keep after bond has been released (Rick D. working the bond action).  City stated that all they really care about is the grass around the ponds, and we can pick and choose on what to keep as far as the plantings.

 

Old Business

 

** Neighborhood Garage Sale

Most of the comments were positive on the June 2nd sale.   Jennifer Ray spent additional money on improving the signs on the entryway, and the committee agreed to reimburse her for the expenses.  All agree this was a great success for the 1st year.

 

** House on Hoyt

Teri talked to the lawyer on this issue, and Tucci has agreed that they were in the wrong to exempt this house from the covenants.  We agreed that the point of this is to have the house abide by the covenants, not to force them to pay dues.  Tucci lawyer is ready to settle this issue.   Agreed that the settlement must include this year’s dues, and the lawyer fees.  The house will then be exempt from further dues, but must abide by the covenants.

 

** Website.  Complete!  See it at www.stonebrook.net

 

** Drainage on 329th.  The homeowner has found the problem, but now the issue is who will pay for the repair.  Discussed if there are legal issues surrounding who is responsible for repair.  Teri will follow up with a real estate lawyer to see if there is some legal leverage we can use to get the homeowners to take action on getting this fixed.  Teri will follow up with Jeff K. to arrange a meeting with affected homeowners (See action items).

 

** Pond Bond.  Rick will follow up with Jeff Morgan from Tucci to get a contact at the county to work this issue (See action items).

 

New Business

** Covenant Assessment.  Need to clarify process.  The president should review and approve the letters and the secretary will create and send.  Teri will get past form letters from Diane and work with Joel on sending letters out for current issues.

 

** ACC Review

Agreed that between now and next month’s meeting, all members conduct reviews for their assigned zones.  Jeff/Rick – Pink zone, Mike/Pat – Yellow zone, Teri/Joel – Orange zone, Mark/Doug – Green zone.

 

** Burnt House on 47th.  Supposed to demolish house sometime in June.   They also still owe dues; Teri will follow up with a letter.
