Stonebrook Homeowners Association Meeting Minutes 2-05-02

Attendees: John Junk (Landscape Committee, and many special projects), Teri Johnson (Treasurer) Jeff Kurle (President), Patrick Robinson (Board member), Doug Iverson (ACC Lead), Rick Dennison (Board Member), Mike Sullivan (Board Member and Landscape Committee Lead), Tim Roberts (Homeowner), Brian Westberg (Security and Safety Committee)

Next Meeting: Monday March 11th, location is TBD.

** Ponds Landscaping **

Discussed the two options for the ponds proposed at January’s meeting:

1. Modify the ponds with new rock walls, landscaping, walkways, and benches to create a park area that would encourage people to enter and walk through the areas, and use the ponds areas as a park area.

2. Modify the pond areas in much the same way, minus the walkways and benches making the pond areas nicer to look at, but not encourage people to go into them.

Everyone was reminded that the meeting for the homeowners to review is scheduled for Wednesday, February 13th, at Green Gables school cafeteria.  Peter Anderson (Landscape Architect) will present the proposals at the meeting.  We will also have a sign in sheet at the meeting to start building a Stonebrook email list.

** Security and Safety **

We discussed possibility of instituting a block watch program for Stonebrook.  Historically, there has been little interest in this program throughout the neighborhood, and different ideas were discussed on how to increase participation and interest among the homeowners.  Brian Westerberg will contact the Public Relations officer for the Fed. Way police department and invite that person to the next homeowners meeting to discuss not only the block watch program, but also other safety related issues.

We also discussed other ways to improve safety around the neighborhood, and projects for the committee to start working on.  Brian will knock on doors in his neighborhood to start getting people involved.  Also, Brian asked that he be notified of any events that occur in the neighborhood (vandalism or otherwise).  Brian’s email is brian_westberg@msn.com, and his phone number is 253-941-8364.

** Mailbox **

Mailbox on 49th is being replaced this week; insurance for the driver who hit the mailbox is covering the costs.  Also talked about ways to prevent people from posting solicitations on the mailboxes; agreed that for now the best way to tear them down when we see them.

** Old Business **

- House on Hoyt is basically done, just some final legal issues to wrap up.

- Lights out on the cul-de-sacs.  Talked about renting a boom truck and changing them all at once, or hiring a company to come out and do it.  John Junk will call and get a quote for having this done and do it if the price is right.

- Signs need power washing.

** Treasurer’s Report **

Currently have $30,997 in the bank, with pending deposits of $14,000.  38 people are outstanding on dues.  Dues are officially due on 2/15.  Teri will send a reminder letter out at the end of this month for those left who are outstanding.

** Architectural Control Committee **

No new submittals, requests or approvals.

- Tim Roberts was in attendance talking about the new deck with his neighbor.  We discussed the precedent that might be set by the homeowner building the deck without submitting plans to the ACC.  In retrospect, for this particular instance, there is nothing in the covenants that prohibits these types of decks to be built.  Discussion then turned to how we enforce covenant violations retroactively (i.e. someone paints their house without getting the color approved by the ACC).

- New house on 49th.  Doug feel’s the new house does not have the required 25 percent of brick/stone work on the house.  Because Tucci still controls the ACC requirements for the home, there is very little we can do.  However, the board felt that we still need to write a letter to Tucci expressing our dissatisfaction with how they are building the house.

** Landscape Committee **

The entryway trees have been pruned, also cut back some of the willows and alders.   H20 cleaned up on 47th.
