President Jeff Kurle called the meeting to order at 7:04pm.

Jeff introduced board members and officers, and reviewed the agenda.

** Elections **

One Board of Director position was up for election.  Rick Dennison was nominated, and the nomination was seconded.  No other nominations were submitted, thus Rick was unanimously elected to another 3 year term.

** Presidents Report **

Jeff discussed the accomplishments over the last year such as the pond upgrades, new lighting in the entry way, and overall state of the development.

** ACC Report **

Mark discussed major ACC issues.  The project on the South pond was discussed, as well as the status of the fences (repair, maintenance) that border the entryway ponds and who is responsible for maintaining the fences.

The subject of roofing types was brought up, and whether we were considering changing the requirements away from not allowing composite roofs.  We agreed that we would put this on the agenda for next year, and look at first defining the wording first.

** Landscape Report **

Mike gave a report on the landscape committee’s progress throughout the year, as well as what areas are covered by the committee (pond maintenance, watering, island maintenance).  Mike also encouraged the homeowners to let us know if any maintenance items need to be addressed throughout the year.

The maintenance of the two brick structures by 329th Way was discussed and what could be done to improve the areas.

** Treasurers Report **

Teri reviewed the budget status for the year and the forecast for 2003.  Current balance as of 12/3 was $902.38.
