Stonebrook Homeowners Association Meeting Minutes 2-11-03

Attendees:  Jeff Kurle (President), Tim Roberts (Vice President), Teri Johnson (Treasurer), Joel Chaplin (Secretary), John Junk (Volunteer extraordinaire), Brian Westberg (Security and Safety Committee), Rick Dennison (Board Member)

** South Ponds **

Thanks to John Junk for fixing the pump in the South pond.   He mentioned that we need to investigate why the flow is decreasing coming out of the pump, and that maybe the pond level is lower than normal.  If it gets too low, it could result in the pump failing again.  John will keep an eye on it and see if there is anything that can be done to make sure the pond level does not impact the pump. 

 

Also discussed the current situation with the landscaping on the South pond and will continue to status.

 

** Security **

- Brian is looking at getting poles to put up Block Watch signs in the neighborhood.  He as two signs to put up in the neighborhood, and will put them in common areas near the entrances.

 

** Treasurer Report **

- Current bank balance is $15,492.  The loan taken out last year for the ponds has been paid.  There are 25 homes remaining to pay dues, which are due by 2/15.  Teri will check after winter break next week to see who is left and then will send out late notices if required.

 

** New Business **

- Roofing Covenants.  Tim brought samples of new composite roofing that is higher quality than standard 3-tab roofing, and looks more attractive.  This is all related to potentially modifying the covenants to allow non-shake roofs, given the improved quality of composite roofing and the fact the all the homes in the neighborhood are nearing the point of requiring roof replacement.  Discussion then revolved around how to ensure that high quality roofing materials is used, and how do we word the covenants to prevent lower quality, less attractive roofing.  It was agreed that we need to put together a draft revision to the covenants so we can start reviewing.  Rick Dennison will draft the initial wording for review.

 

- Newsletter.  Need to shoot to have a newsletter out in late spring.  Pat Robinson was “volunteered” to head this activity.

 

- Covenant Violation Template.  We reviewed the standard template that Joel developed.  It was agreed the all violations should be solved person to person if possible.  If this is unsuccessful, then we will review violations at the monthly meeting and send out letters as applicable.  Tim will track violations and letters that we send out.  Rick and Teri will talk to two current homeowners about covenant violation.

 

- Discussed the issue with the path leading to the park at the top of the development.  The path is consistently muddy, and we discussed possibly putting gravel on the path to improve the walkway.  The homeowner adjacent to the path has placed sod on the either side of the path which has caused water to flow to the middle and is causing the water to collect.  Jeff will investigate the issue and make a recommendation.
