Stonebrook Homeowners Association Meeting Minutes 9-20-04

Attendees: Teri Johnson (President), Mike Sullivan (Treasurer), Rick Dennison (Board Member), Tim Roberts (Vice President), Mark Oswald (ACC Lead), Joel Chaplin (Secretary), Pat Roberts (Board Member)

August meeting was an abbreviated meeting held at Teri Johnson’s house with a shortened agenda.

** Treasurers Report

- There is currently 1 homeowner with outstanding dues; letters will be issued. We currently have $20,567.31 in the bank.

** Landscape Committee Report

- Discussed winter planting in front of the Stonebrook signs, Tim will follow up. Also discussed the need to fix the sensors on some cul-de-sacs which Tim will follow up on as well.

** ACC Report

- Had one request for a vinyl fence, Mark informed the homeowner that the covenants do not allow for vinyl fencing.

** Safety Committee Report

- No report this meeting.

** Old Business

- Pond Pumps. Further investigation has determined that we need to replace the pump in the North pond, and major repairs are needed on the South pond for the pump to function correctly. John Junk is getting quotes to replace the pump on the North pond and the city will come out and dredge around the intake for the South pond in the spring. We also discussed the need to clean up the South pond to make it more presentable before winter sets in, Tim will work this. Tim will also get someone to take a look at the South pond to start getting ideas/estimates for major improvements next year.

** New Business

- Fall Newsletter. Pat will author the newsletter; newsletter needs to go finished by 10/15 and mailed out by 10/25. (will also mail out dues and annual meeting agenda at this time). Article ideas for the newsletter should be finalized by the October meeting. Article ideas so far:

· Movie nights on 47^th - Pat

· Profiles of homeowners who own businesses in the Federal Way area - All

· Christmas lighting contest and party (Party is 12/12 at Tim Robert’s house) – Rick

· Landscape Committee / Pond Report – Teri and Tim

- Annual Meeting. Thursday, December 2^nd.

- New Fee Structure. Discussed implementing a new fee structure for covenant violations. The Board members will do further research and discuss at the next meeting; need to have completed in time for newsletter.
