Stonebrook Homeowners Association  - Annual Meeting Minutes 12-2-04

Meeting was held in the Library of Green Gables Elementary School.

 

 

Board / Officers in Attendance: Jeff Kurle (President, Board Member), Teri Johnson (President), Joel Chaplin (Secretary), Mike Sullivan (Treasurer), Rick Dennison (Board Member), Tim Roberts (Vice President/Landscape Lead), Pat Robinson (Board Member)

 

Rick Dennison called the meeting to order at 7:08pm.  There were 16 homes represented at the meeting (2 by proxy), which constituted a quorum.

 

Jeff introduced board members and officers, and reviewed the agenda.

 

** Elections **

One Board of Director position was up for election.

Cynthia Johnson was nominated.  As Cynthia was the only person nominated she was elected by a show of hands of those present.

 

** ACC Report **

-         One fencing issue was discussed by a homeowner requesting to install a vinyl fence.  Discussion centered on the covenants specifically requiring cedar fencing, and the need to obtain a majority of homeowners to approve the change.

 

** Landscape Report **

-         Tim discussed the work done last year on the islands in the cul-de-sacs

-         2005 Plans.  2005 plans will focus on improving the south ponds, the main entryway island, and the overall maintenance of the landscaping.  Questions were asked about the extent of improvements planned for the south pond.  More discussions were held on various ideas to improve the appearance of the South pond such as waterfalls, landscaping, etc.

 

** Treasurers Report **

-         2005 Budget.  Mike reviewed the budget for 2005 and the performance in 2004.  Total budget for next year will be $41,375.

** Homeowners Suggestions/Questions **

-         Stonebrook Community.  Ways to improve the Stonebrook sense of community was discussed, and ideas such as including a map of Stonebrook in the next newsletter was suggested, as there are many homeowners who are new to the community.

-         Regular Communication.  A suggestion was made to increase the amount of communication out to the homeowners on items such as recognizing homeowners, etc.

-         “Covenants for Dummies” A suggestion was made to create a user friendly version of the covenants and place them on the website to increase awareness/visibility into the covenants.
