Call to Order
Debra called the meeting to order at 7:05: PM
The reading of the minutes was waived.
Reports from Officers:
**Co – Presidents Elizabeth & Debra
Elizabeth reported on the mailboxes. Phase II have been installed and Phase III has 5 remaining boxes to be replaced. A homeowner emailed Elizabeth and reported that a roofer that went door to door and handed out his business card was hired by the homeowner and his work was unsatisfactory. The homeowner called Washington State department of Licensing and learned that the contractor was not licensed or bonded as was stated on his business card. Eric will post a message reminding homeowners to be careful when hiring contractors. It was recommended that if a homeowner has a good experience with a contractor that the company be recommended on the website.
** Treasurers Report Mike Sullivan
5 homeowners have not paid their 2007 annual dues. Four new liens will be filed in June and a letter will be mailed to the homeowners notifying them of the lien on their home. One homeowner already has a lien filed against their property from 2006. A copy of the current budget was submitted and sent to Eric to be posted on line.
Committee Reports:
** ACC Report:
Two or Three ACC requests have been submitted and were given to Eloise for consideration.
** Landscape Committee Report: Tim Roberts
The main entrance signs have been power washed and the lights have been replaced. Chris Oswald cleaned the center pond and the center island. Tim will look at the fence that is falling down that runs near the trail.
On 333rd Ct. there is dumped garbage including a computer monitor, a no parking sign and other trash. Tim will arrange a truck to come and pick up the area and remove the trash.
**Legal Report:
Debra read the letter that will be mailed to all homeowners regarding the Fines Schedule from the Rules & Regulations of the Stone Brook HOA Covenants. Teri will get the letter mailed next week so the homeowners have an opportunity to respond to the changes being made.
**Webmaster/Save NE Tacoma Rep: Eric Elgar
Eric updated the group on the latest news from the SAVE NE TACOMA group. There will be a meeting on May 16th at 5: 00 PM at Tacoma City Hall. Public comments will be taken. The developer is having a meeting on May 17 and 18 with the City of Tacoma. Eric will post the latest news on the website.
**Welcoming: Sue Fuller & Alison Elgar
Sue and Alison presented two possible samples for welcome baskets or bags that they will assemble to present to new homeowners that move to Stone Brook. They will need to be notified when a home has been sold or rented. The welcome basket should cost about $25.00 - $30.00 each. There are about 4 -5 new homeowners that move to our neighborhood each year.
**Neighborhood Watch: Holly Rose
Holly visited the national neighborhood watch website and will order the guideline book to get started on setting up the Stone Brook Neighborhood Watch program.
Old Business:
Annual Neighborhood Garage Sale: Debra Cammack
Debra & Elizabeth put the signs out this year. Twenty homes participated in the garage sale although only sixteen paid the $5.00 fee. The fee goes to pay for the newspaper advertising and the signage. New signs should be budgeted for in the 2008 budget as some of the signs are falling apart.
Officer Vacancies: Debra Cammack
The HOA is still in need of a Vice President and Treasurer. Please encourage your neighbors to participate.
New Business:
Personal Landscaping:
It is time to do the neighborhood walkthrough for landscaping non compliance.
Roofing Standards:
Homeowner, Pat Robinson proposed a “Plan of Action” to modify the Stone Brook HOA Covenant roofing standards. Pat volunteered to organize the meetings, notification and canvas the neighborhood to initiate the changes. All homeowners are encouraged to voice their opinion on the roofing standards.
