Call to Order

Elizabeth called the meeting to order at 7:10 PM

The reading of the minutes was waived.

 

Reports from Officers:

The CCR amendment to the roofing standards ballot tally is:

There were 167 ballots mailed.

20 ballots                              Keep current verbiage

113 ballots                            Amendment to the verbiage to include 460 pound composition roofing

1 ballot nullified                   1 Homeowner voted twice, 1 for each choice

33 ballots                              33 ballots were not received             

A majority of 67.6% in favor of amending the current verbiage will be recorded. It was agreed that the HOA will pay the lawyer to file the proper paperwork to record the amendment.

 A copy of the current budget was submitted and will be posted on the website.

Committee Reports:

There were 3 ACC requests. One request for a new paint color was submitted and approved by Eloise and Kris. Two requests for roofing changes. No report on the roofing requests.

The light on 49th has short circuited. Tim will schedule the repair.

A homeowner emailed Elizabeth with concerns regarding the broken pump in the south pond. Tim reported the north pond pump is now broken. The utility services are scheduled to be here next week to look at the ponds.

Elizabeth reported Scott Landscaping has been hired to keep up the yard on an empty property located on 49th Ave SW. The cost is $136.00.

Elizabeth forwarded a bid from the “Pond Guy” for the floating pumps. This could be an option to what exists now.

2 hp Redwood Fountain:  $3,283.00

3 Light Kit: $ 1,071.00

Equipment $ 250.00

Labor charges: $ 2,873.00

Subtotal: $ 7,477.00

Sales tax: 628.07

Grand Total: 8,105.07

Down payment: $ 4,052.53.

 

**Legal Report:                                  

Elizabeth mailed a certified letter was mailed to a homeowner on 49th Ave regarding the condition of the home. There has been no response. Elizabeth is working with the HOA lawyer to follow through.

Liens will be filed on the four homes that are delinquent with the 2007 dues. Robin will work with Mike to get the liens files. A discussion was held on why the liens are not filed by June 1st.

 

**Webmaster/Save NE Tacoma Rep:                            Eric Elgar              

Eric updated the group on the latest news from the SAVE NE TACOMA group. Updates may be found on the Stonebrook website. On August 4th a fundraiser picnic was held and was very successful. Several homeowners from Stone Brook attended.

 

**Welcoming Committee:                                                                Alison Elgar & Sue Fuller

Three new families moved in to the neighborhood. It was suggested that a information sheet be included with the gift basket so the HOA has phone, email and other contact information.

Old Business:

 

Officer Vacancies:                                              Debra Cammack

Jeff Kurle volunteered to be a Board Member until January 1st. The vacancy was due to Cynthia Johnson’s death.  Carlos Cruz has volunteered to fill the Vice President vacancy.

 

Summer Party:

Elizabeth and Eric have started to put together the details for the summer party. The party will be held September 8th in the 330th culdesac. The HOA will provide burgers and hot dogs. Robin, Sue, George and Carlos have all volunteered to help coordinate. Jeff will loan 4 large tables, Kerry has 1 and Debra has 1.  Carlos will check the cost to rent a large BBQ.

 

Homeowner Non-Compliance:

There is a homeowner whose large dogs are unleashed and run through the neighborhood. Animal Control has been called and a letter will be mailed to the homeowner again. This homeowner continues to disregard the rules and regulation of Stone Brook. The HOA attorney will be contacted to implement fines.
