Call to Order:

                Carlos called the meeting to order at 7:10 p.m.

There are 3 Homeowners with unpaid 2007 Dues.  Two liens were filed on Sept 24th.  One homeowner wrote an e-mail stating they would send a check.  Elizabeth received an email from an escrow company requesting information on one of the properties.  A bank is foreclosing on the property.  The outstanding balance was given to the bank.

                Follow Up:             Landscaping Non-Compliance Letters

One homeowner has informed Elizabeth that work is to begin on a non-compliant home.  The homeowner is to be charged fines beginning on October 8th at $50 per day. ACC will assess if homeowner who has not submitted ACC approval for roof/paint should be fined starting at this point.

Again, addressing issues of painting and roofing without complying with the ACC approval procedure. 

 

**Landscape Committee                                    (Tim Roberts)

A homeowner informed Elizabeth that the street light on 49th is out.  Tim has been notified and addressed the issue.

               

Fence repair on path to Dash Point State Park is till pending, but Tim will follow-up.

Catharine volunteered to follow-up with city regarding calming measures on 329th, but will wait until the holiday season is over so that an accurate reading of traffic will be captured.

                Eric has added a link for a phone tree per Neighborhood Watch Meeting. 

 

Save NE Tacoma/Northshore Project update: 

City to sign or not to sign environmental impact statement by the end of this month.  Examining Zoning Statements.  Encouraging Federal Way residents to write City Council asking them to consider impact of such a project on local neighborhood.

New neighbors and deliveries discussed.  Also discussed needs for 2008 Budget and approximate cost of each Welcome Basket.

 

**Neighborhood Watch                                                     (Holly Rose)

October 1st Meeting with the Federal Way Police at Green Gables was discussed.  Next meeting will be coordinated with Holly.

 

Old Business:

                Animal Control Issues.

New Roofing Covenants: Still needing to be recorded, but date of vote is inception date of new covenant.

2008 Budget

Below is discussion of specific line items from 2007 Budget and suggestions for 2008 Budget:

$1,475 spent YTD with repairs pending.

Pumps, fencing, irrigation and  island maintenance.  Possible $2,000 for fence maintenance and money for irrigation. Unclear if will need $6,000 in budget again for 2008.

 

Monthly Maintenance                                                        $8000.00 $8000.00

$5,000 for 2007 is close to being spent this year, replaced mailboxes and other improvements. Suggest tree trimming/pruning for 2008, $1,000 budget suggestion for next 2008.

 

Discussed possibility of “No Soliciting” Sign at entryway of development-decided it would likely not deter solicitors.

Discussed wrought iron fencing needs mending, but per Tim parts are difficult to find.

Newsletter

Deferred till New Year, but continue to budget for it.  Elizabeth will want help with it if it is to continue.

 

Holiday Party

December 16th from 6:00 pm – 8:00 pm at 32908 47th Ave. Ballots for the Holiday Lighting contest may be picked up at 5:30 pm.  Alert residents via mail, postings and e-mail.

 

Next Meeting:   Annual Meeting Tuesday, November 13th in the library at Green Gables.  Notice to be sent out to home owners with proxy statement
