Minutes from February Meeting

Call to Order:

            Elizabeth called the meeting to order @ 7:06 p.m. 

 

Reports from Officers:

            Secretaries Report                    

                        Reading of the minutes was waived.

 

            Treasurer’s Report                    (Elizabeth Marcoccia)

 

                        A copy of the Treasurers report was distributed and reviewed by everyone.

As of Tuesday March 16th , 2008 dues for 22 homes have not yet been received.   Liens are in place on 3 of the homes.  Debra will send a second and last invoice in the amount of $1,200.00 to the homeowner who failed to comply with the covenants on time before completing the work on his property in 2007.  We have $5500.00 still due to come in on HOA dues.

 

Previous business:  HOA dues need to be paid for the home For Sale on the corner of 47th/329th.  It is now pending with agent Kim Rose with Windermere.  Agent and Escrow need to be contacted for collection of dues prior to recording.  Robin Stanko will make that contact) 


 

Reports from Committees:

 

**ACC (Mark Oswald, Kris Hare)

Kris Hare brought up the subject of non conforming sheds that were spotted in some homeowner’s backyard, thus making it very difficult to enforce the covenants on what is and is not accepted when it comes to such structures.  The request from a homeowner who wants to install a shed in his backyard was also discussed.  It was decided that the CCR’s would have to be reviewed and the lawyer possibly contacted prior to making a decision.

 

**Landscape Committee (Tim Roberts)

We received 2 more quotes for the fence repair on the North pond.  Letters were sent out since last meeting and homeowners have until April 16th to make the appropriate corrections.  Before making a decision, Mark will get in touch with the two favorite contractors and see which one will actually take care of removing all the debris and cut the trees.  The final decision should be made within 2 weeks.

 

**Web Site/NE Tacoma (Eric Elger)

A biologist was hired to track Steelhead Salmon in Joe’s Creek.   The next Public Hearing will be held on Friday March 21st at the City of Tacoma Council Chambers.  Location of the meeting: 747 Market Street, Ste 1200, 8:00am-5:00pm.

The public is welcomed and encouraged to attend.

           

**Welcoming Committee     (Sue Fuller and Alison Elgar)

                        Sue Fuller reported no new neighbors. 

 

**Neighborhood Watch  (Holly Rose)

Next meeting will be held on May 6, 2008 at Holly Rose home.  Please call 911 to report any and all suspicious activity.   Any information related to the neighborhood watch can be found on the Stone Brook website at www.stonebrook.net.

 

Old Business:    2008 Proposed Projects:  A list of proposed projects for 2008 was presented and included; 5 new mailboxes, fence replacement/repair, street lights for 329th Way, up-keep of island in cul-de-sac, fountain at entrance of neighborhood.  It was decided that the street light project would be postponed until 2009 and that the fountain at entrance of neighborhood and islands in cul-de-sac will be worked on as needed for this year.

                        Mailboxes:  The 5 new mailboxes will be installed in March.

Fence Issue: The fence by the North pond will be repaired in April.  The letters that were sent out to the 3 homeowners regarding the fence issue around the pond and the tone that was used in those letters were discussed.  Response was that the letters needed to be firm.

  

 

New Business:  Newsletter: Several articles were received for the next newsletter which will be completed by the next                                                                                                     meeting.

                        Garage Sale:  The garage sale will be held on May 3rd, 2008.

                        Neighborhood block party:  Will be held sometime in September 2008.

Open Position: The Association is looking for a new Secretary.  This position is available immediately and will be advertised in the upcoming newsletter.

Storage unit:  It was decided that the storage unit should only be used by the Stone Brook Homeowners Association and only members of the Association should have access to it.  Elizabeth will talk with Teri Johnson about getting the keys back from her.

Green Area:  The issue of garbage on the green belt area was brought up.  Elizabeth will contact Tim Roberts and ask him to have our landscape company clean it up. 

Broken light fixture: A light fixture by a neighbor’s driveway on 48th Ct was knocked down and needs to be repaired.  Kris will follow up with the homeowner.

 

 

Next meeting will be held on April 8th, 2008, at Robert Searcy’s home located at 4803 SW 329th Way.
