Minutes for April 14, 2009

                                A quorum was not present.

 

Call to Order:

                                Eric Elgar led the meeting and called to order at 7:05 pm

Secretary

The reading of the minutes was waived.  Minuets are posted on the HOA website.                             

 

Treasurer (Debra Cammack)

Recap of YTD income and expenses was reviewed. The report will be posted on the website.  There are currently 19 outstanding homeowners who have not paid their dues. The two board members voted to have liens filed immediately on all delinquent accounts. One homeowner owes over $4900.00 is delinquent dues and non compliance fees and has a lien against the property. The renter of the property contacted the bookkeeper in February and implied that they would bring the account current but no payment has been made.

 

Insurance policy for officer and board member liability was reviewed by board member Kerry Abington and was approved by both board members for annual payment. Kerry will review the liability policy for the common property and make sure the policy covers the needs of the HOA.

A concerned homeowner sent a letter and an email to the HOA regarding non compliance by a fellow homeowner for several cars that are parked in front of their home every day.  Referencing section 4.1 of the covenants Kris responded to the concerned homeowner and will mail the non compliant letter to the offending homeowner. There have been four complaints regarding this issue against other homeowners since Dec 2008.  A review of section 4.1 was discussed and it was tabled until the May meeting.

An update of the progress with the Save NE Tacoma committee was reviewed by Eric. A lawsuit is pending against the City of Tacoma.

**Neighborhood Watch    

Debra will contact Holly to confirm a date for the next neighborhood watch meeting and ask Holly              which dates should be on the calendar for future meetings so homeowners can plan to attend the meetings.      

               

Old Business:

Annual Neighborhood Garage Sale event Saturday, May 2nd. Eric will post the notice on the website and post a notice a few days before the event on Craig’s list.

 

Spring Clean Green Day event Saturday, May 16th. Homeowners and their kids are welcome to participate.  The plan is to meet in the picnic cul-de-sac at 9:00 am with gloves and garden equipment. Eric will post a notice on the website. Notices will be posted on the mailboxes.

               

New Business:

               

A discussion was held that the covenants which are 20 years old should be reviewed by the officers and board members to make sure that they are that are current to today’s issues. Some of the covenants are not clearly written and have been misinterpreted by homeowners which have caused non compliance.  The issue was tabled and the discussion will continue at the May 12th meeting.
