Call to Order:
Tim called the meeting to order at
7:06pm followed by introductions of the board,
Committee members and homeowners in attendance.
Reports from Officers:
Secretaries Report – Reading of the
minutes waived as they are posted on the
Website.

Will vote on proposed budget at end of meeting; estimates used for
proposal are same figures as last year with the exception of a $200 increase for
PSE
·
Rolling over $25,000 as our only big project in recent years was
the bark and the pumps haven’t gone out on the ponds. Therefore, voted to rebate
$50 for 2012 dues if paid/postmarked by 2/15/2012. A rebate check will be mailed
March 1st. This is the $8,000 line item in the budget proposal. Will
not lower dues as then it’s too difficult to raise when needed.
New Business:
Holiday Party will be at the home of Tim
Roberts Sunday December 18th 5-8pm

Roofing, exterior painting and landscaping standards
- Bylaws outlining standards were handed out. Not
everyone is being compliant. Our homes are growing older and need
maintenance. When ready to sell a lender will need a 5 year roof
certification.
- Despite homeowners falling into distress we still need
to remain compliant with standards
- Cynthia Donahue introduced Mark from Tony’s Roof Care.
Shake roofs will last 15-20 years if you don’t maintain. Maintenance with an
oil treatment will double or triple the life expectancy of your roof. $2,000
- $3,000 every 5 years.
- Homeowners are replacing with composition. Mark
brought two samples that meet the homeowners 460 pound minimum requirement;
Grand Canyon or Certain Teed which carry a limited lifetime warranty whereby
if you sell your home the warranty transfers one time only. 460 pounds is
the weight of the shingle in a 100 sf area. Quality is guaranteed through
the weight
- Tony’s does maintenance also
- CCR’s previously only allowed shake roofing. By adding
shingles, the 460 lb minimum requirement guarantees quality
- Cynthia suggested getting an estimate so homeowners
can save for a future roofing project however bids may not be accurate as
roofing materials increased 8-12% in August and October and are projected to
increase 10% annually if the economy goes through an inflationary cycle
- When listing your home banks require a 5 year roof
certification. Shakes at a minimum would need to be cleaned and bad shakes
replaced. Tony’s can certify and give one year leak guaranty with treatment
. Certification on a 20 year old roof assuming never maintained would be
$3,000 - $5,000. If see warped shakes at a 45 – 90 degree angle good
indication of deterioration. If bottom edge of shake has dry rot the roof is
at the end of it’s life.
- Tony’s can give a cost break if 2-3 homeowners were
replacing/getting bids simultaneously.
Nominations and Election of Board Members and Officers
- The board positions are voluntary. Tim asked if anyone
was interested and encouraged involvement in the neighborhood. Any ideas of
people not in attendance that would be interested.
- Robin Stanko’s term is up; Karen Ramsay voted to
replace her.
- In need of a new treasurer as Debra has held the
position for 4 years.
Open Comments
- Tim opened the floor to any comments or concerns
- A homeowner saw a motorcycle policeman with his lights
on in 46th Court and asked if anyone knew anything
- If you see anything suspicious always call 911 and
don’t assume it’s nothing.
- Browns’ Point has had a number of burglaries last 6
months. Held a meeting at BPIC for neighborhood watch. The typical method of
operation has been to knock on the door, go around and break into the back
of the house including tearing down sheetrock, make a pile of items in the
garage then call a car and they’re out in minutes.
- Report break ins to Holly Rose
- Discussion of concrete repair on 49th
Place. Tim asked if anyone knows a concrete company. Broken from garbage
trucks avoiding basketball hoops. City won’t repair
- Tim has emailed Pat Foster at city regarding buckling
sidewalks that are tripping hazards.
Reports from Committees
ACC – Cathy Olson
- No new requests
- Reminding to file ACC request for any exterior changes
including painting front door, garage door. Form can be printed off website.
Even if repainting same color still need ACC request.
- If you see neighbors starting a project please inform
them to file ACC request. Turnaround for approval is 2 days.
- The purpose of this is to maintain home values in our
neighborhood

- Robin Stanko will send an email to homeowners with the
association’s Facebook link. Please “like” as we need 25 people
