Minutes from January Meeting

Attendance:

            ABSENT: Byrant Hitchcock, Pat Robinson, Sue Fuller, Alison Elgar, Holly Rose

Call to Order:

            Tim called the meeting to order at 7:06pm.

Reports from Officers

            Secretaries Report – Reading of the minutes was waived.

            Treasurer’s Report – Debra Cammack

·         We need to vote on the budget tonight.

·         Dues statements being prepared. Will print labels at the UPS store tomorrow. If paid by February 15th homeowners will receive a rebate of $50 mailed March 1st. Voted at annual meeting in November to disburse extra cash through a rebate.

·         US Marshall house has paid lawyer fees not reflected in income and expense report. The landscaping is non compliant; we do have the name of the property manager. Dues paid for 2012.

·         If homeowners currently past due pay dues prior to 2/15/12 deadline their rebate will be credited to past due amount.

New Business

      Next meeting February 7th 7pm @ Green Gables Elementary

 

  1. Discussion whether to pursue $276, owed by Kim in delinquent dues, through attorney. Our lien would be in third position. Attorneys fees would be approximately $1,000 to file a judgment. Voted not to pursue; Tim will email attorney.
  2. Conflict between Jason and Quintana over view obstruction by two birch trees. 1989 covenants state cannot block view of people with view of the sound. In 1993 HOA didn’t see a problem. Now, 18 years later, there are two 30 foot birch trees. Jason’s won’t trim because they believe pruning would kill the trees. Suggestion to bring in an arborist( at homeowner’s expense) as two parties are not speaking. Voted if parties cannot mediate we will seek an arborist; homeowner’s liable for all fees and charges of arborist, mediator.
  3. Debra Cammack is resigning her position as treasurer effective April 30, 2012 after 5 years of service. She is willing to train a new treasurer.
  4. Two homes with new roofing not in compliance. Email attorney seeking homeowners re-roof.
  5. Need to update ACC form to include contractor contact information, name and license number
  6. Tim will contact attorney on two re-roofing projects and pictures of birch trees obstructing view.
